Ten residential buildings in timber construction completed

On the Rosenhügel above the city of Vienna, living space for 2,300 people is being created across multiple parcels. Timbatec accompanies the building site 7 as local construction supervisorwhere ten multi-family houses in timber construction were recently handed over to the new owners.

The city of Vienna is growing - and with it the opportunity to rethink conventional living concepts. On the Rosenhügel, a foothill of the Vienna Woods in Vienna's 12th district, Vienna's first residential quarter is being built on a wild garden. On about eleven hectares, 2,300 people will live along nature in a neighborly yet urban setting. Merging has been a main aim of the development concept from the very beginning, combining two-family houses with multi-story residential buildings. By 2024, around 1,100 residential units will be built on the wild garden by developers and private building cooperatives, freely financed and partly subsidized.

The residential buildings in the south of the quarter are fully committed to environmentally conscious living. The use of wood is therefore the logical consequence. In the multi-story residential buildings, the supporting structure is made of the natural raw material wood. Visible wood on the ceilings as well as on individual walls create a natural, calm and pleasant living feeling. Timbatec accompanied the project as local construction supervisor and assists the project team in structural, building physics and fire protection issues.

The local construction supervision

As local construction supervisor, Timbatec represents the interests of Austrian Real Estate ARE on the construction site and is the contact for contractors. For this key role we checked all documents such as plans, specifications, assembly and working drawings for deficiencies regarding expediency, efficiency, completeness, correctness and compliance with technical regulations, state of the art, relevant standards and guidelines, official and legal requirements, the construction and equipment description. Where necessary, we have made corrections.

Despite current crises such as the Ukraine war, the Covid crisis and the resulting supply difficulties with raw materials and construction products, the residential buildings were handed over to the owners in July. This was only possible thanks to continuously updated execution schedules for the entire construction work.


Special request processing

The private buyers had a choice of various special requests, such as an additional WC. This meant that the apartments could be individually adapted. This required detailed planning and coordination for each apartment.
