On the property at Bahnhofstrasse 109 in the district of Dahlewitz, 2 innovative wooden houses were built with the aim of realizing sustainable rental housing in Blankenfelde-Mahlow.

The project
Architecturally, the materials form a symbiosis with the forest behind. The 20 residential units were built according to the KFW 40 standard and each has a balcony or terrace. The apartments of the two residential buildings can be accessed via exterior staircases and arcades. On a base of reinforced concrete, 390 m3 wood was installed on a reinforced concrete base, both in the supporting structure and in the interior and facade areas.

The construction method
For the exterior walls, the decision was made in favor of a timber frame construction. All apartment partition walls consist of a 2-layer cross laminated timber construction. The ceilings were realized with 16 cm thick cross laminated timber elements. A form-fitting, horizontally arranged larch formwork was installed as the facade. Sufficient distance to the underlying timber frame planking ensures a sufficiently dimensioned rear ventilation cross-section. The asymmetrical roof was realized with a wooden beam construction with a rear ventilation level. For the roof terraces, the flat roof was made with cross laminated timber elements.

The challenge
First of all, the roof had to be considered critically due to its asymmetrical shape. Careful planning was essential for the connection details of the roof structure due to the different roof pitches.
