The new replacement building at Wehntalerstrasse 52 in Zurich-Unterstrass is erected. With the use of clay panels, sheep wool insulation, flexible walls and TS3 technology, the timber construction is highly interesting from an ecological and technical point of view.

The Generation House W52 with GEAK-A energy label actively promotes communal and intergenerational living. An ecological and energy-optimized construction method with wood was required from the very beginning. Timbatec supports Wellmann Architekten AG in the planning and the careful use of resources. The installation and finishing work still has to be completed before the tenants can move into their apartments at the beginning of October. 


Focus on building physics  

An ecological construction method requires the careful selection of building materials. But it takes more than the use of wood, clay and sheep's wool. Well thought through concepts for building acoustics and sound insulation are required. Due to the distance to the surrounding noise sources and the shielding by other buildings, no exceeding of the limit values are to be expected. Nevertheless, the focus lied on sound insulation: with far-sighted planning, pleasant room acoustics are ensured, especially in the area of the co-working spaces. 


 A 6 cm thick Fermacell honeycomb fill over the cross-laminated timber ceilings, combined with the mineral impact sound insulation and the underlay floor, ensures sound insulation between the individual storeys . This structure also meets all requirements in terms of summer thermal insulation.

Timbatec has had very good experience s with this particular floor structure. The structural-physical requirements are all met, and at the same time it is much lighter and more ecological than floor structures built with concrete. Timbatec therefore consistently avoids the use of wood-concrete composite floors.


Flexible partition walls

Timbatec developed three variants for the non-load-bearing interior walls. The Basic variant is used inside the apartments. Thanks to doubling on both sides, it can be used as an apartment partition wall. Where necessary, the walls are replaced by door sills. The result is a highly flexible building with apartment sizes that can be adapted to current needs.

Floor slabs with TS3 technology 

The building typology was ideally suited for the TS3 technology. This technology is the result of more than 10 years of research and development by Timbatec together with the Bern University of Applied Sciences and the ETH Zurich, and enables the face-to-face connection of timber components. The cross-laminated timber panels for the floor slabs of the five-story wooden building were pre-treated with a primer at Schilliger's manufacturing plant. On the construction site, these panels were joined together on the face side by a TS3 application technician by joint grouting and without applying pressure. This creates large areas of wood and the forces can be transferred at defined points into the exterior walls and into the concrete stairwell. This enables the formation of non-load-bearing interior walls with the aforementioned flexibility.
